The Real Facts About EIFS
- Summary of the Proposed Substitute Ordinance Before the Committe on Buildings -
This ordinance is focused on clarifying and tightening the requirements related to the use of Exterior Insulation and Finish Systems (EIFS), which is sometimes referred to as "synthetis stucco". This proposal:
Prohibits the use of EIFS on residential buildings of wood-frame construction.
Requires that the EIFS systems must be designed to prevent water accumulation.
Requires that EIFS installations more than two stories high must use mechanical fasteners to adhere the the EIFS to the side of the building.
Requires that the foam insulation used in the EIFS system must carry a label identifying its tested fire performance characteristics.
Clarifies that the EIFS may be used for buildings of other construction types and occupencies if the structural wall behind the EIFS is fire-rated in accordance with the building code requirements, and the materials used in the EIFS meet cited national standards for resistance to fire.
Updates the referenced standards which the EIFS material must comply with.
Requires that test data verifying the fire-resistance rating of the proposed EIFS system be included on plans submitted for permit review.
