- Who Tested Your Home? -
As stated elsewhere on this site, we think it is absolutely imperative that home-owners have their inspections done by a quaified, third party inspector. Home-owners need to consider that it is in the builder's interest to hire the cheaper, less-qualified inspectors that do the most cursory work. The less damage found, the better the builder fares.
We have heard from several home-owners who have had their homes tested by someone their builders sent. These homes were in the 4,000 to 7,000 sq. ft. range. One home-owner reported the inspection took about 1 1/2 hours, another approximately an hour and the third, with the 7,000 sq. ft. home, that it took 45 minutes. There is simply no way that a thorough inspection (ERC test protocol recommended) can be done in those times. These inspectors typically probe under only a couple of windows. This doesn't cut it. Discussions with experienced quailfied inspectors have yielded a rule-of-thumb figure of approximately 90 minutes / 1,000 sq. ft. of finished floor space. This does not, of course, include report preparation.
Also make sure the inspector is checking on every level on the home and especially up EIFS chimnies as high as can safely be reached. Chimnies are some of the worst areas for intrusion and damage.
